It was 6% or you had to go Fizbo, Charlie. (Really that should be FSBO or For Sale by Owner. How many of those signs have you seen? And how many days is it that after you see those FSBO signs they are replaced by realtor signs? About 20 days? Tops? I guess a 6% commission, one that keeps capitalism moving, isn?t so bad.)

These days when you go to sell your house, you may actually be able to get an agent to work for less than 6%. That is if you?re a good negotiator or at least better than your agent. But this presents a bit of a conundrum. If you?re a better negotiator than your agent, and you beat down their commission, do you really want that agent representing you?

But if indeed you are a worse negotiator than your agent, no worries. That?real estate agent you hire doesn?t get the entire 6%. In the average American residential real estate deal, the agent that you know from your bowling league, or from Rotary, or from PTA, or from your lodge, or from your church/synagogue/temple/mosque etc., or from being your neighbor?s second cousin on his mother?s side, and hire to sell your humble abode, gets about one-quarter of that percentage. So, using 6% as standard, your agent will stand to pocket 1.5% of your home?s value.

Where does the other 4.5% go? It?s split, usually evenly, among the other agent who brings the buyer to your transaction, that agent?s office, and your agent?s office. Everyone has their hand in your pie.

Real estate agents work very hard, take a lot of guff and abuse and still, somehow, come up smiling. I was one once. But only for a very brief period in my working life. The period was so brief that I don?t bother to list it on my resume. Why was the period so brief? It?s like I said. Real estate agents work very hard, take a lot of guff and abuse and still . . . well, in my case I didn?t come up smiling.

Between college and graduate school, I worked for a short time as a commercial real estate agent. Yes, that?s a different product from the realtors you know. I leased office space, primarily. Didn?t really sell anything as does your average realtor. Well, let me rephrase that. My job was to try to lease office space. But the total square footage of the office space I actually leased during my very short tenure could fit inside the average condominium. The commission I earned, which was about 1.5% of the deal, put gas in my car for about two weeks. We?re not talking high finance here.

Real estate agents work very hard. In finding office space to lease, I had to canvas for listings. That meant going in and out of office buildings and cold calling developers all day, talking to the management about having me list their space for lease. This was, of course, while every other commercial agent in my area was doing the same thing, most of whom had been at this much longer than I had been.

It was more than once that I sat in a waiting room for an hour only to have the receptionist tell me that so and so could not see me today. Come back tomorrow. And then there were the few occasions when I would be admitted into the inner sanctum to see the building manager or the developer, who would then scowl and greet me warmly with a ?Get the f__k out of my office.? (I?m not kidding. That actually happened three times. As I look back on it now, I imagine that this behavior must be part of some informal initiation ritual for new commercial real estate agents. ;-) )

Real estate agents take a lot of guff and abuse. There were dozens of occasions when, to secure listings, I would need to speak with a landlord via phone. Some landlords just won?t see agents in person no matter what. So you can imagine how these guys are on the phone. Right after I get these guys on the phone and introduce myself, politely, and right after having to spell my last name, several times, to the person who answered the phone, usually a secretary or in some cases the guy?s wife, the landlord and would-be listing client screams, yes screams, into the phone ?NO LISTING!!!? The phone call is then abruptly terminated, and not by me.

After a few months of this nonsense mercifully my admission to graduate school came through. I was then glad that I was fortunate enough to do something else with my life.

But each time I see the movie Glengarry Glen Ross (I also saw the original play.), a movie about hapless and morally-challenged real estate agents, after thinking there but for the grace of God go I, I watch with fascination these agents of real estate, these defenders of capitalism who somehow keep the wheels of real estate commerce greased despite all the requests for them to ?Get the f__k out of my office.?

Powerful "Flame" cyber weapon found in Middle East

Security experts have discovered a new data-stealing virus dubbed "Flame" they say has lurked inside thousands of computers across the Middle East for as long as five years as part of a sophisticated cyber warfare campaign.

It is the most complex piece of malicious software discovered to date, said Kaspersky Lab security senior researcher Roel Schouwenberg, whose company discovered the virus. The results of the Lab's work were made available on Monday.

Schouwenberg said he did not know who built Flame.

If the Lab's analysis is correct, Flame could be the third major cyber weapon uncovered after the Stuxnet virus that attacked Iran's nuclear program in 2010, and its data-stealing cousin Duqu, named after the Star Wars villain.

The discovery by one of the world's largest makers of anti-virus software will likely fuel speculation that nations have already secretly deployed other cyber weapons.

"If Flame went on undiscovered for five years, the only logical conclusion is that there are other operations ongoing that we don't know about," Schouwenberg said in an interview.

The Moscow-based company is controlled by Russian malware researcher Eugene Kaspersky, and gained notoriety in cyber weapons research after solving several mysteries surrounding Stuxnet and Duqu.

Researchers at Kaspersky said they were only starting to understand how Flame works because it is so complex. The full significance will not be known until other cyber security firms obtain samples of Flame.

The Lab's research shows the largest number of infected machines are in Iran, followed by the Israel/Palestine region, then Sudan and Syria.

Complex Virus
The virus contains about 20 times as much code as Stuxnet, which attacked an Iranian uranium enrichment facility, causing centrifuges to fail. It has about 100 times as much code as a typical virus designed to steal financial information, Schouwenberg said.

Flame can gather data files, remotely change settings on computers, turn on PC microphones to record conversations, take screen shots and log instant messaging chats.

He said there was evidence to suggest the code was commissioned by the same nation or nations that were behind Stuxnet and Duqu, which were built on a common platform.

Both Flame and Stuxnet appear to infect machines by exploiting the same flaw in the Windows operating system and employ a similar way of spreading.

That means the teams that built Stuxnet and Duqu might have had access to the same technology as the team that built Flame, he said.

Schouwenberg said he believed the attack was highly targeted, aimed mainly at businesses and academic institutions.

He estimated that no more than 5,000 personal computers around the world have been infected, including a handful in North America.

Kaspersky Lab discovered Flame while investigating reports that a virus dubbed Wiper was attacking computers in Iran.

The International Telecommunications Union, a U.N. agency that promotes research and cooperation on telecommunications technology, asked Kaspersky Lab to investigate those reports.

Schouwenberg said that his team discovered Flame, but failed to turn up anything that resembled Wiper.

Donald wins at Wentworth to regain No. 1 ranking

(AP) ? Luke Donald replaced Rory McIlroy at No. 1 in the rankings for the third time in 10 weeks, successfully defending his title in the BMW PGA Championship. It also lifted his hopes of finally capturing a major at the U.S. Open next month.

Displaying his trademark consistency with his driver and putter, Donald won the biggest event on the European Tour by four strokes. The Englishman shot a 4-under 68 at Wentworth on Sunday for his fourth straight round under 70, leaving him at 15 under.

It was Donald's second victory of the year, following one at the Transitions Championship in March on the PGA Tour. Last year at Wentworth, he took the top spot in the world from Lee Westwood when he beat Westwood in a playoff.

"There's something sweet about going 12 months and still being No. 1," Donald said. "It's an indication that I'm doing the right things."

Donald held a two-shot lead over Justin Rose when he began his final round in sunny conditions and said he felt tense in the opening stretch of holes, culminating in a bogey 6 on the long fourth hole. A birdie for Rose at the same hole drew the players even at 10 under. With Peter Lawrie and Paul Lawrie within two shots at that stage, a tight finish seemed likely.

Donald made sure that didn't happen. He rediscovered his putting touch to birdie four of the next seven holes, including a 30-footer on No. 10 that drew cries of "Luuuuke!" from the gallery and left Rose three shots behind.

Donald had the luxury of strolling down No. 18 with a four-shot cushion. He suddenly had the aura of the best player in the world.

Rose missed a short birdie putt at the last hole to finish with a 70 and tied for second with Paul Lawrie, the 1999 British Open champion who had a 66 ? tied with George Coetzee for the lowest round of the day.

"There were no loose shots coming down the stretch. And with his short game and him making 20- and 30-footers, he's tough to beat," Rose said, referring to his Ryder Cup colleague.

Not only did a sixth victory in 15 months earn Donald $950,000, it also gave him a big boost before the U.S. Open in San Francisco.

"I feel I am getting closer. Every time I get a success like this, it adds to my confidence. These victories are key to bringing that confidence to the majors," said the 34-year-old Englishman, who topped the money lists both sides of the Atlantic in 2011. "It's putting four rounds together like I did this week."

It's the sixth change at the top of the rankings between Donald and McIlroy in 12 weeks. McIlroy missed the cut at Wentworth after a second-round 79.

Donald became the third player, after Nick Faldo and Colin Montgomerie, to retain the title at this tournament, and it marked the first time he has won an event twice in a row.

I feel that when I'm playing well, I'm hard to beat. But I think there could be 20, 25 guys who would say that," Donald said.

Scores were significantly lower than Saturday, when the field had to contend with wind of up to 30 mph.

Peter Lawrie birdied the last hole to leave him alone in fourth place. South Africa's Branden Grace, a three-time winner on the European tour this year, was a shot further back in fifth.

Wentworth course designer Ernie Els, who apologized for his expletive-laced outburst about the state of the greens Saturday, tied for seventh with Marcel Siem and Francesco Molinari. Siem drew perhaps the day's biggest cheer when he made a hole-in-one at No. 2.

Warning signs for Obama on tight path to 270

President Barack Obama faces new warning signs in a once-promising Southern state and typically Democratic-voting Midwestern states roughly five months before the election even as he benefits nationally from encouraging economic news.

Obama's new worries about North Carolina and Wisconsin offer opportunities for Republican Mitt Romney, who must peel off states Obama won in 2008 if he's to cobble together the 270 electoral votes needed to oust the incumbent in November.

Iowa, which kicked off the campaign in January, is now expected to be tight to the finish, while New Mexico, thought early to be pivotal, seems to be drifting into Democratic territory.

If the election were today, Obama would likely win 247 electoral votes to Romney's 206, according to an Associated Press analysis of polls, ad spending and key developments in states, along with interviews with more than a dozen Republican and Democratic strategists both inside and outside of the two campaigns.

Seven states, offering a combined 85 electoral votes, are viewed as too close to give either candidate a meaningful advantage: Colorado, Florida, Iowa, Nevada, New Hampshire, Ohio and Virginia.

"As of today, the advantage still lies with the president, but there is a long and hard road ahead in this election," said Tad Devine, who was a top strategist to Democratic presidential candidates Al Gore and John Kerry but isn't directly involved in this year's race.

If Romney wins all the states Republican John McCain carried in 2008 plus North Carolina, as trends today suggest he would, he would still need 64 electoral votes to hit the magic number. That would require him to win a majority of the states that are up for grabs.

Obama, on the other hand, faces the costly and labor-intensive challenge of defending those states in a much different environment than the one he enjoyed four years ago.

Big-spending, pro-Romney political committees are certain to be a factor, and already are running heavy levels of television ads in states where Obama is vulnerable, such as Florida.

But Obama's early spending ? more than $30 million on advertising before Memorial Day ? and new glimmers of economic hope across the battleground states demonstrate the size of Romney's challenge.

The race is expected to be close, and the past six weeks have been volatile.

North Carolina is a case in point.

Obama announced his support for gay marriage on May 9, one day after 60 percent of North Carolina voters approved a constitutional ban. "That issue definitely hurts him down there," said veteran Republican presidential campaign strategist Charlie Black, a top aide to 2008 nominee McCain who's not directly involved in this year's race.

North Carolina's high African American and young voter population, keys to Obama's 2008 wins there, give him the edge, aides say. And the president so far has spent heavily there, $2.7 million on television, according to reports provided to the AP.

But Democratic Gov. Bev Perdue gave Republicans an opening by not seeking re-election this year. And union leaders, a key Democratic constituency, are upset that this summer's Democratic National Convention in Charlotte, N.C., is being held in a state where union rights are weak.

In Wisconsin, embattled Republican Gov. Scott Walker's improving fortunes as a contentious June 5 recall election approaches could alter that state's landscape. Walker, who sparked mass protests by signing anti-union legislation last year, has pulled narrowly ahead of Democratic Milwaukee Mayor Tom Barrett in recent polls.

If Walker survives, Romney aides say they have a real chance to carry Wisconsin, which no Republican has done since Ronald Reagan in 1984.

"I don't think there's been any better dress rehearsal for a presidential election than what's going on in Wisconsin right now," said Rich Beeson, political director for the former Massachusetts governor.

Indeed, the Wisconsin recall could signal a GOP shift in an arc of states from Iowa to Pennsylvania that have reliably voted Democratic in presidential elections for a generation.

"Whether Walker wins or doesn't is going to be a big indicator of how Wisconsin goes, and how the whole upper Midwest goes," said Iowa's Republican Gov. Terry Branstad.

Romney has signaled plans to contest Iowa, where Obama's 2008 caucus win propelled him to the Democratic nomination. Romney also sees opportunity in his native Michigan, where Democratic presidential candidates have won since 1988.

Bright spots are developing for Obama, too.

Public polls this month showed the president narrowly ahead in Virginia, a Southern state Republicans had carried nine times before Obama won it in 2008. Obama's advantage among Latino voters is moving New Mexico his way. Neither campaign nor the super PACs have advertised there, despite close finishes in 2000 and 2004.

Obama also has seized on new economic data that could give him a lift across the contested map. April unemployment ticked downward in all of the up-for-grabs states except Colorado as Obama and Romney have fought over who is best equipped to lead an economic recovery.

In Des Moines, Iowa, this month, Romney blamed Obama's spending for the recovery's slow pace. A week later, on the other side of town, Obama said Romney's career as a private equity executive was more suited for the boardroom than the Oval Office.

Obama's attack dovetails with scathing ads on Romney's career at the head of Bain Capital, which ran briefly in Colorado, Iowa, Pennsylvania and Virginia. They remained on the air last week in Ohio, where Obama aides say Romney's opposition to the auto industry bailout in 2009 hurts him with workers in the region's auto manufacturing sector.

Obama has had an edge in getting out his message. For nearly two months, his campaign has aired spots across 11 states, heaviest in Florida, Iowa, Ohio and Virginia, according to the ad-tracking reports.

Romney has only been airing ads for two weeks in four states. But super PACs that support him have helped shave Obama's advertising edge, airing $10 million in ads across 10 states.

Obama aides point to an edge in state-by-state organizing that could be the deciding factor in a close election. While Romney is quickly arranging with the Republican National Committee to deploy staff to various battlegrounds, Obama's campaign has been up and running for years.

Said Democratic strategist Devine: "The president and his campaign have a real and potentially decisive advantage on the ground."

The Leica M9-P ($7,995 list, body only) is a beautiful camera with an absurdly high sticker price. Its lack of bells and whistles will confound casual snapshooters, but its an appealing choice for seasoned photographers who fell in love with rangefinder film cameras and want a digital equivalent. If you're looking for a camera that supports autofocus, video recording, and offers a library of zoom lenses, the M9-P ?is not for you. But if a compact camera with a large image sensor, bright optical viewfinder, and minimalist controls is what you're after, the M9-P may be what you're looking for?the only question is whether you can afford it. This high-end interchangeable lens camera doesn't offer the mass market appeal or flexibility of our Editors' Choice Olympus OM-D E-M5 ($1,299.99, 5 stars), but if you're set on a new digital rangefinder, your choices are all Leica.

Why Choose a Rangefinder Camera?
If you've never shot with a rangefinder, you must first understand that there are some fundamental differences that set the camera apart from an SLR. When you look through the optical viewfinder of an SLR, you're seeing exactly what the lens sees. This has its advantages?you get an accurate view of your frame and can preview the depth of field of your shot. With a rangefinder, two sets of framelines, which change along with the lens, are displayed in the viewfinder to give you an idea of what your frame will capture, but you'll want to keep shots a bit loose with the intention of cropping, as they aren't entirely accurate. You'll also see a bright rectangle in the middle of the finder with a double image?that's how you focus. As you adjust the focus on the lens barrel, the double image turns into one. Once you've mastered this technique, it's quicker than manually focusing an SLR, but obviously lags behind the best D-SLRs in terms of speed and precision.

So, why put up with the convoluted focusing and framing system? For one, the finder is always bright?regardless of whether you're using an f/0.95 lens or an f/4 lens. Depending on how wide your lens is, you'll also be able to see outside of the frame. This is ideal for shooting on the street where pedestrians may wander into a shot unexpectedly, or for tracking action. There's also no finder blackout when you take a photo?so you'll see the exact moment that you're capturing as you hear the shutter click. There aren't a lot of other digital cameras on the market that offer this?the Fujifilm X-Pro1 ($1,699 list) comes closest. It doesn't offer the manual focus rangefinder patch so you'll have to trust its autofocus when shooting with its hybrid digital/optical viewfinder in optical mode.

The other advantage is lens design. Because there's no mirror or focus motors, rangefinder lenses are amazingly small?especially when you consider that they provide full frame coverage. The rear element can be very close to the film plane, which makes it possible to design wide-angle lenses that are incredibly compact. The Leica Elmarit 28mm f/2.8 ASPH lens has a 2-inch diamater and is just 1.2 inches long, much smaller than any 28mm SLR lens of similar speed.

The short span between the lens mount and film plane also reduces the distance that light has to travel before it is captured, resulting in images that are much sharper around the edges and in the corners than those from SLRs. The M9-P has a series of microprisms built into the sensor that further help to increase corner performance, as digital sensors require light to hit the photosites straight on in order to be properly recorded?this isn't required when shooting film. The sensor also omits an antialias filter, which makes sharper photos possible. Along with the X-Pro1 and Nikon D800E ($3,299.95), it's one of the few cameras on the market that takes this approach to sensor design.

If you discover that shooting with a rangefinder is for you, your choice of camera bodies is limited?they're niche products at this point. Leica currently produces two other models. The M9 ($6,995 list) is essentially the same camera with slightly different styling and without a protective sapphire glass cover over its LCD. The recently announced M-Monochrom ($7,995 list) is basically an M9 ?that shoots only black-and-white photos. You can also look for an M8, M8.2, or Epson R-D1 (2 stars) on the used market. The 10-megapixel M8 and M8.2 will handle much like the M9, although the image sensor in those cameras is smaller than full frame, so your lenses will suffer from a 1.33x crop factor, and you'll need to use special UV/IR filters on your lenses to prevent unwanted color shifts when shooting certain fabrics and vegetation. The RD-1 is a 6-megapixel camera and uses a 1.5x APS-C crop sensor, the same size that is found in consumer D-SLRs, and is unique in that it is a digital camera that requires you to manually advance the shutter after taking a photo, just as you would with a film camera.

WHY BUY TRAVEL INSURANCE ? Important Facts on Travel ...

It used to be that travel insurance was something not a lot of us think about. If we need to go somewhere, especially for a short vacation or holiday, we don?t bother with the expense of travel insurance for various reasons.

Firstly, nobody likes to think that something bad? is ever going to happen that would require us to have insurance. Secondly, we just don?t want to cough up the extra money for it when it can be used for? other ?more important? things

Why buy travel insurance?? Here are some important facts on travel insurance and the good they can do you.

?For years, it was the great unmentionable in the travel transaction: insurance. Travel agents were afraid to bring up the subject of travel insurance for fear of losing the overall deal. It was considered a negative.

Not anymore. Whether it?s your trip, your possessions, your luggage, or your health, travel insurance ? and most important, the right kind of travel insurance ? has become an essential item to pack for smart travelers. And if you don?t buy travel insurance ? or the right kind ? more than your trip could be ruined.

According to the U.S. Travel Insurance Association, about 30 percent of Americans purchase travel insurance, an increase from 10 percent before 9/11. The top three reasons are: peace of mind, protection against the unexpected and concern over losing the financial investment in a trip. Some 70 percent of cruisers buy travel insurance.

While a majority of those who don?t buy travel insurance are familiar with flight and trip cancellation insurance, many people are unaware of travel health insurance, baggage coverage and medical evacuation insurance. Even among travel insurance buyers, only 50 percent were aware of medical evacuation insurance.

?There?s yet another kind of insurance that?s available to air travelers that the airlines aren?t exactly rushing to tell you about. In fact, they actually wish you didn?t know about it. It?s called excess valuation.

Reasons to buy travel insurance?
1. Your flight has been cancelled.
2. Your bags are lost and your medication is in it. You need to have an emergency prescription filled.
3. Your passport and wallet are stolen, and you need emergency cash and a replacement passport.
4. You?re involved in an accident and adequate medical treatment is not available. You need medical evacuation.
5. You need to cancel your trip due to illness.
6. Your cruise line, airline or tour operator goes bankrupt. You need your non-refundable expenses covered and to get to your destination.
7. You have a medical emergency in a foreign country.
8. A terrorist incident occurs in the city where you?re planning to visit and you want to cancel your trip.
9. A hurricane forces you to evacuate your resort, hotel or cruise.

Here are the basics types of insurance:

Flight insurance
Many of us grew up noticing those insurance kiosks at airports. They offer to pay out big bucks if you bought the insurance, the plane crashed and you were on it. Advice: This is not necessary. In fact, if you annualized the premium, it?s the most expensive kind of travel insurance you can buy, and probably the least necessary. My advice: NO.?

Trip Cancellation and Interruption insurance
This is a biggie. The key here is price point. If you?re flying on a $59 Southwest Airlines ticket from Burbank to Las Vegas, you have an incredibly small investment to protect. You shouldn?t buy trip cancellation and interruption insurance. A $15,000 once-in-a-lifetime cruise vacation? My advice: YES. Buy this insurance. If you get sick, or miss your trip, or the travel provider (airline, cruise line, bus transfer company) goes out of business, you?re not left high and dry. You?re covered. My advice: YES, with one additional caution. Do NOT buy this insurance from
?the individual travel provider, meaning don?t buy your cruise?trip?insurance from the cruise ship company. Why? If that company goes out of business, chances are, so does their insurance.

Health Care insurance
This is perhaps the most confusing area. Most people think they are covered if they already have existing health care insurance. Within the United States, that?s true. Outside the U.S., however, is a big IF. And in some cases, your insurance won?t even cover you if you?re traveling on a foreign-flagged vessel. This is a huge red flag, since most cruise ships, even those cruising U.S. waters, are not flagged in the U.S.

And in many cases, even if you are covered for basic emergency care overseas (again, a big IF), in almost all cases, your current health insurance does NOT cover you to evacuate you and repatriate you back to the U.S.? This is where ?Medical Evacuation and Repatriation? insurance comes into play. I believe this is essential for anyone who travels. It?s an insurance program (usually an annual premium, not often purchased per trip) where if you get sick or injured overseas the policy will get you treated, stabilized and flown back to the U.S. There are a number of good companies that provide this plan, two of which are Travel Guard and Medjet Assist. The annual premium is about $300, and it?s the card you hope you never have to use. My Advice: YES, get this, with another important caveat: read the fine print. With Travel Guard and Medjet assist, these policies provide that they will get you initially treated and stabilized and then send a medically equipped and staffed jet to fly you to the doctor and medical facility of your choice. This is crucial. Outside of Travel Guard and Medjet assist, many other companies that offer this insurance will fly you to the doctor and medical facility of their choice.

And then there?s another reason for getting this coverage: If you?re in a foreign country, particularly a developing country, many hospitals will admit you without caring about coverage, but they won?t let you leave until you pay. Travel insurance can help facilitate payment, and act as an advocate so that you?re not overcharged because you?re an American.

Baggage insurance
Many?trip cancellation and interruption policies also provide coverage for lost, damaged, delayed or stolen bags?And this is especially necessary if you?re flying overseas and checking bags. Why? Because of a nasty little thing called the Warsaw Convention.. The old Warsaw Convention limits liability to approximately $9.07 per pound for checked baggage and $400 per passenger for unchecked baggage. Do the math. If you?re only allowed 44 pounds of baggage as a coach passenger, you?re not getting a fat check.

But if you?re just flying between U.S. cities and think you have no need for a larger trip cancellation and interruption policy, you may think you are simply covered by the airlines? published limits of liability when it comes to lost, stolen, delayed or damaged bags.

Indeed, at least on the surface, it seems like you?re covered. As of Feb. 28, 2007, U.S. airlines? liability for lost or damaged luggage increased to $3,000 per passenger from the current limit of $2,800. Sounds good, right? Well, let?s talk about that limit in realistic terms: First, there?s an entire list of excluded items not covered (jewels, furs, negotiable financial documents, et al), and then there?s something called?.depreciation. The airlines may have a $3,000 liability limit, but that limit is not per bag, it?s per incident, and it?s all based on depreciated value. Hardly anyone in the history of aviation has ever received $3,000.

But there?s a little known insurance provision you?ve probably never heard about. And the airlines aren?t exactly rushing to tell you about it. In fact, not one single airline even advertises this provision, even though it?s available to every single passenger. It?s something called ?excess valuation.?

When you get to the airport, ask the counter agent for this little known option called?excess valuation.? It provides up to $5,000 additional coverage, at a rate of about $1 per $100 in value. If you purchase excess valuation, you will be asked to describe the contents of the bag. It?s well worth it if the airline does lose your bags.

Non-refundable insurance
Some policies also offer straight coverage if you buy the non-refundable airline ticket and then can?t use it and don?t want to be hit with the minimum $100 change fee. This runs about $13 per $100 of coverage. An expensive premium, but still worth it if you really think you might have to change your trip once you purchase your ticket.

Golf travel insurance
Travel Guard provides golf equipment loss, golf equipment delay, golf fee refund. In addition, every Golf Travel Insurance Plan customer will also receive AIG Travel Guard?s Golf Concierge Services, which includes golf course recommendations and driving directions, tee time reservations, PGA-Professional referral service and much. ?Adventure/extreme sports travel
In most cases, there are exclusions on basic travel insurance when it comes to adventure travel. That means specifications on how high is the mountain you?re climbing, and how far are you scuba diving. However, third-party travel insurance can offer additional coverage for adventure and extreme sports?even professional sporting events can be covered, but it will cost you.

Credit card coverage
If you book your trip on a credit card, you may already be covered in many cases. But more often than not, your basic credit card coverage will be limited to flight accident insurance, rental car insurance or limited baggage insurance.? Be sure to read your card?s terms and conditions, or call your credit card provider?s toll-free line for guidance.

Terrorism tips
Read the policy wording carefully. If war breaks out, or there is a terrorist act, are there clauses that essentially void your policy? Very few policies cover trip cancellation for reasons of any kind. Most policies now include ?force majeure? clauses. For example, most policies now still cover trip cancellation if the U.S. State Department issues a travel warning. Also many policies only cover you for your trip if an act of terrorism occurs in the specific country you?re traveling to or from. And they set limits on how close an attack?has to be to your destination before it goes into effect. You generally must buy the policy?before violence erupts to be covered. But almost all policies will not cover any losses caused by war or threat of war.

Call and talk to the agency personally, ask them the specific questions you have before your trip, to put your mind at ease. Some insurance plans cover you only if a travel company formally files for bankruptcy protection. (Not every policy covers every bankruptcy.) Other policies leave it up to the U.S. State Department, law enforcement agencies or news media outlets ? not you ? to define what constitutes a terrorist attack, foreign or domestic.

Understand that most insurance policies won?t cover last-minute anxiety. After the Sept. 11 attacks, for example, Travel Guard reimbursed customers who canceled trips because they were afraid to fly. While Travel Guard felt it was the right thing to do, it?s unlikely the insurer will do it again. It was the costliest event in the history of that company.

So now that you know all the types of? travel insurance available and the reasons why travel insurance may be necessary , the question is ,?TO BUY OR NOT TO BUY?

To buy, or not to buy?
Compare the cost of the trip versus the cost of the policy. If you just bought a $200 airline ticket, is that worth covering? If you paid for it with a credit card, and the airline ceases to operate before your flight, you?re already covered ? under federal credit laws ? by your own credit card company, since you bought or contracted for a service which you didn?t get.

Look for a policy with a travel insurer that is independent from your tour operator and is licensed by your state. Many cruise lines and tour operators offer insurance, often at lower premiums than those charged by outside insurers. But if the cruise line or tour company goes out of business, there may not be money to cover your claim.

If flight or cruise delays make you want to cancel, you may be out of luck. Read the fine print, as with some policies, more than half of your vacation has to be delayed before you can cancel and be covered.

Here are some general rules:

1. Pretend for a moment that you don?t have any travel insurance.
How would you behave? Act as though you are uninsured! This mind-set is a good way not to ever have use of our excellent services.

Keep your belongings safe, and if they really mean a lot to you, don?t ever let them get out of reach.

2. Accidents happen: stupidity doesn?t?
Say, you meet a ?friend?, agree to engage in sexual activity and as a result wake up in the morning with no bag, passport and a headache, are you covered? It depends. MAYBE, you are covered for unprovoked assault by a third party, and you would probably be covered for replacement of your personal belongings, but NO, we wouldn?t cover you if the ?liaison? was illegal under local sex-tourism laws.

3. Is it safe to go there??
While we cover travel for most countries of the world, unfortunately the small print of travel insurance inevitably contains exclusions. The major one is if you go somewhere and you know it?s not safe or your government?s travel advisory advises you shouldn?t go there. Bottom line: if you put yourself at risk or you place yourself in the crossfire, then you are unlikely to be covered.

4. Feeling adventurous and being adventurous are two different things
The?adventure sports and activities?we cover depends on your country of permanent residence and your particular level of insanity (and more importantly, skill).

If you are wildlife-watching in the extremes of Alaska and are attacked by a polar bear, are you covered? It depends. You see, if the bear attacks you while you were watching them as a part of a wildlife safari or trekking, then YES we would cover you (assuming the bear didn?t catch you of course), but if you were chasing the bear having had a beer too many the night before and you thought it would be a laugh? err? then NO, we wouldn?t.

If you are skiing and you?re caught in an avalanche, are you covered? It depends. For example, if you leap out of a hovering helicopter while trying to pretend that you?re in a Hollywood action movie, then NO, you aren?t covered.

Got the message? If you are unsure about anything, ask us and we?d rather clear up a grey area before you have a claim.

A good rule of thumb is to remember that insurance is there for things that might go wrong and will not cover extreme risks such as:

  1. 1.???????Medical conditions that exist before you travel
    You can still take out the insurance for other benefits but you should be aware that costs of treatments that you knew were likely or possible before you travel won?t be covered.
  2. 2.??????Deliberately put your life in danger
    Trekking across the arctic in a t-shirt is not conducive to picking up your pension
  3. 3.??????Involve alcohol or drugs
    Apart from the risks that you take while off your face in a place that you aren?t familiar with, you probably won?t get your claim paid.
  4. 4.??????HIV or STD?s
    We know this is a little weird but if you contract STD?s or HIV while you are away, these aren?t covered. We are working with our insurance partners to review these exclusions.

All travel insurance policies have specific exclusions so it?s common-sense to take the time to read the policy wording carefully.
